Overview

Focus Construct was engaged by the Department of Education (Queensland) as principal contractor for six block roof replacement works at Palm Beach Currumbin State High School. The form of contract was AS 4300 (General Conditions plus project Special Conditions/Preliminaries), and the contract administration involved Honeywill's Superintendent team.

The scope was roof replacement and associated works across multiple school blocks (notably Blocks A, K, P, T and Y), including demolition of existing roofing, new roof coverings, structural steel/purlin repairs and replacements, glazing interfaces, hydraulic interfaces, asbestos management, temporary works/access, and staged handover. Works were delivered on a live high school campus, with separate construction programs and Practical Completion certificates by block. The scope also included the refurbishment of the Admin Building.

What made it work
Value engineering resulting in insulation/wire credits (Y Block), provisional sum credits, lighting/scope credits where applicable
Long lead times and specialist trades rigorously managed — roofing (GCMR), structural steel, asbestos, glazing, hydraulics, painting, demo — coordinated under short school windows
Despite a clear asbestos register, asbestos was discovered in several buildings recently disturbed by other contractors — resequenced trades under an approved Asbestos Management Plan to hold the programme
