Overview

Focus Construct prepared a Stage 1 cost plan for Newmarket Soccer Football Club (NSFC) to support the club's Queensland Government "Games On! Grassroots Infrastructure Program" grant applications — a pre-construction cost planning and value engineering service. Focus assembled quantities from concept plans, obtained specialist subcontractor prices, applied internal rates where needed, and issued a lettered cost plan the club could attach to funding submissions. The project is now progressing.

Scope (Stage 1A + Stage 1B) covers the first stage of field upgrade/enlargement works at McCook Park, a constrained urban sports park adjoining residential streets. Stage 1A includes demolition of existing lighting towers, tree/stump removal, sports lighting upgrade, automatic irrigation, and drainage. Stage 1B covers clearing and earthworks, pitch surface (hydromulch wintergreen seeding), goal posts, concrete kerb edge, retaining walls, and perimeter fencing/goal netting.
